Calis Beach, Fethiye

Fethiye, Calis and the surrounding bays of the Lycian coast have been our backyard since 1983. Alongside the travel side of the business we sell, rent and manage holiday properties here, and we build new villas to order on plots we own around Calis and Ovacık.

Foreign nationals can buy property in Turkey without any special residence requirement. The paperwork is straightforward once you know the order things have to happen in, and we will guide you through every step.

What we offer

  • Properties for sale. Sea-view villas, family homes and town apartments in Fethiye, Calis Beach, Hisarönü, Ovacık and Ölüdeniz. Stock changes constantly — ask for the current list.
  • Properties for rent. Weekly and monthly holiday rentals; long-term lets for residents.
  • Turnkey construction. Our own building team designs and constructs villas on selected plots. You choose the layout, finishes and pool; we deliver the keys.
  • Property management. Key holding, cleaning, garden and pool service, utility bills, guest changeovers — all the practical things that matter when you’re not in the country.
  • Buying support. Title-deed (TAPU) checks, military clearance, notary appointments, tax-number registration, utility transfers, and connection with English-speaking lawyers and a translator when needed.

Calis Beach

Long pebble-and-sand bay with a 4 km seafront promenade, restaurants and small hotels. The biggest expat community in the area; sunset views toward the Twelve Islands.

Fethiye town

Fethiye centre

Year-round town life — Tuesday market, harbour, schools, hospitals. Best for buyers who want shops and services within walking distance.

Ölüdeniz lagoon

Hisarönü, Ovacık & Ölüdeniz

The hill villages above Ölüdeniz lagoon. Cooler in summer, mostly stone and white-render villas with pools, popular for holiday lets.

Buying property in Turkey — short version

  1. We shortlist properties to your brief and budget; you visit and pick.
  2. A holding deposit (typically €1,000–2,000) reserves the property and freezes the price.
  3. Title-deed and military clearance checks take 2–4 weeks.
  4. Final payment and the title (TAPU) transfer happen the same day at the Land Registry.
  5. Utilities transfer, residence permit (if needed), and we hand over the keys.

Typical total purchase costs (TAPU fees, translator, notary) run around 5% of the property value.
